Recently completed,13A On The Lake is Daylesford’s newest luxury lakefront accommodation, located on the quiet side of Lake Daylesford. Designed by a local architect to capture sweeping views of the Lake, Wombat Hill and the township beyond via expansive floor-to-ceiling glass sliding doors.
Built over three levels 13A On The Lake has four double bedrooms, two ensuites, and a main bathroom, providing plenty of space for four couples, yet is equally suited to two couples. The large kitchen, a dining setting for eight and two living areas have all been thought out, to provide plenty of space to kick back and relax. The open plan, free flowing design ensures you are never too far from the stunning view.
Daylesford has some fantastic pubs, restaurants and cafes, however should you decide to dine in then a full chef’s kitchen awaits with a double oven, a gas cook top with five burners, a microwave and a large four door fridge/freezer.
Ducted cooling and heating throughout the house provides a comfortable environment all year round, and the gas log fire adds a little extra to the ambience on a winter evening.
Take a coffee or your favourite tipple onto the deck and enjoy the sights and sounds of the local wildlife along with the lake view. Several Kookaburras are regular visitors and may join you for breakfast or lunch. Al fresco cooking is made easy on the gas BBQ, and for those sunny summer days, electronic awnings shade the deck.
Gaze out after dark to see the twinkling lights of Lakehouse and Wombat Hill in the distance, and for early risers the Easterly aspect of the house presents some spectacular sunrises.

13A On The Lake is a recently completed luxury holiday home, located on the lakefront in Daylesford. It was architecturally designed to capture the ever changing scenery of Lake Daylesford and Wombat Hill. In autumn, the trees turn magical shades of green and gold, reds and browns, before leaving only the bare trunks and branches after their leaves have fallen. Often an early morning fog lingers over the lake and you'll have front row seats on a comfy couch, watching the ducks, geese and water hens pecking at the fresh grass on the foreshore, or diving for food in the lake.
13A On The Lake has expansive floor to ceiling sliding glass doors in the open plan kitchen, lounge, dining and separate living room. Whether you are relaxing with a good book, planning which walking track you'll tackle that day, deciding which winery and restaurant to try or listening to your favourite music through the sound bar in the lounge; our holiday home is a fantastic place to base yourself and your family/friends, for a mid week getaway.
Enjoy a two or three night stay, when Daylesford is most relaxed. The town is busiest on the weekends when Melbournians escape the hustle and bustle of their busy weekday lives. If you are lucky enough to be on holidays or retired, perhaps travelling with another couple or family, then why not take advantage of our mid week special.

Terms & Conditions
TO MAINTAIN a good standard for all our guests, we require certain conditions to be complied with. We appreciate most guests will respect our property however should this not be the case, then please be aware of the following: ~
FEES will apply for excess guests not agreed to with the owners in advance
PARTIES and Functions are strictly prohibited. The price charged is for domestic use only and not for commercial purposes. Accordingly, this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments
DAMAGE, breakages, theft and loss of property belonging to 13A On The Lake are the guests responsibility during their stay
DISTURBANCE to our neighbours, including excessive noise and anti-social behaviour, will not be tolerated and may result in termination of rental
LOSS - the owners take no responsibility for the guest’s personal property during their stay
ON DEPARTURE: The property should be left in a similar state to its condition on arrival. We include cleaning in the tariff, however we expect the house to be tidied and left in a presentable condition. If extra cleaning is required, we will deduct these costs from your bond.
MINIMUM NIGHT BOOKINGS:
2 night minimum bookings are always required — sorry, no single night rentals
3 night minimum over Easter and Public Holiday Long Weekends
4 night minimum over Christmas / New Year
CHECK IN / CHECK OUT:
Check in: 4.00pm (1600 Hours) Check out: 11:00am (1100 Hours)
(We will try to accommodate earlier check in and later check out times, but only by prior arrangement).
SMOKING: 13A On The Lake is a smoke free home indoors. Ashtrays are provided on the deck outside, for smokers to use there.
PETS: Unfortunately at 13A On The Lake, we cannot accommodate pets.
UNAVAILABILITY: If the Property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc.) then we will inform you immediately and endeavour to obtain suitable alternative accommodation for you; failing which, any moneys paid will be refunded in full.
For reservations where arrival date is within the upcoming 30 days, we request payment in full within 48 hours.
If your arrival date is 31-45 days in advance, we ask for a 50% deposit to be paid within 48 hours, then the balance is due 30 days prior to check-in.
Reservations for a check-in 45+ days ahead, we request a 50% deposit be paid within 7 days after confirming your intention to stay, and the balance is due 30 days before arrival.
A full refund will be made if your booking is cancelled more than 60 days out from your check-in date.
Cancellation 60-30 days before your intended arrival - wherever possible, we recommend you postpone your booking using the deposit for a stay within the next 12 months. If this isn't suitable then we will try and re-let the dates. If successful we will refund your deposit less a $200 fee; if not, the deposit will be lost.
Should you have to cancel less than 30 days prior to your intended check-in; if we can successfully re-book your dates, we will refund all monies paid, less a $200 fee. If we cannot re-let the house, then your money will be forfeited.
