The Bay Properties is located in beautiful Byron Bay and is the first group of holiday houses to be designed and built. They have all been designed with their own unique personality but with the overriding luxe Australian coastal style synonymous with The Designory. Working with many of their favourite brands to create unique, luxury properties, The Designory and B2 Construction have collaborated once again to bring what started as a small idea to life. Designed by the renowned team at The Designory, every amenity and detail has been thought of, creating the ultimate home away from home.
Opposite a nature reserve, The Bay Cottage is a unique getaway experience where guests are whisked away to an inviting luxury beachside abode surrounded by lush tropical gardens and wrap around decks. The north facing home has been designed to capture the sun and the cooling summer breeze. Inside, the home is light-filled, open and imbues instant calm with a luxe palette of fresh white, sage greens, deep navy and concrete grey tones. The contemporary coastal styling includes layering of earthy and natural textures throughout providing a sense instant tranquillity allowing guests to prioritise rest and rejuvenation.
The home features open plan living, dining and kitchen areas, three spacious and beautifully furnished bedrooms along with two resort-style bathrooms. Living / Dining / Sitting
With a light filled and airy open plan design, the living, sitting and dining spaces at The Bay Cottage are a fresh, modern take on Australian coastal style. Relax on the linen sofa or on the sitting room day beds, watch your favourite movies on the flat screen TV, and share meals at the timber dining table. The living space invites the outside in, with a seamless flow through large sliding doors to the outdoor living and dining.
Chefs Kitchen
This chef style Kitchen is set up to cater for the largest family getaway. Cook and create in this fully equipped designer kitchen, with stone benchtops, custom cabinetry, induction cooking and loads of natural light.
Sleeping
The Bay Cottage features three spacious bedrooms. The Master suite has King size bed, an Ensuite bathroom and private access to the covered outdoor patio and outdoor bath. The second king size bedroom features a stunning 4 poster bed and luxe detailing. The third bedroom is a bunk room with 2 king single beds and 2 double beds, a flat screen TV, and plenty to keep the smaller guests occupied.
Bathrooms
Bathe in resort-style luxury, with two stunning bespoke bathrooms. The master bedroom includes an ensuite bathroom with an over sized open shower and high end fixtures. The main bathroom houses an incredible Apaiser bathtub, rain shower, custom vanities and extensive hidden laundry.

The outdoor shower is perfectly located here to wash off after adventures at the many beaches. Please read these terms and conditions carefully.

When you make a booking, you accept on behalf of your party the terms of these booking conditions. It is your responsibility to ensure that all of the details on your confirmation documents are correct and to bring to our attention any errors or discrepancies within 48 hours of your booking.

Please note that payment of either a deposit or full payment constitutes acceptance of these terms and conditions.

PROPERTY DETAILS
- The Bay Cottage is STRICTLY not a function or party venue.
- Maximum number of guests is 10, with a maximum number of 6 adults, and is not to be exceeded without prior consent.
- This property is privately managed and you will be personally greeted and checked in.
- The Bay Property is fully furnished and includes a well-equipped kitchen, BBQ, laundry and ironing facilities, bed linen, pillows, blankets, bath towels, beach towels and hairdryer.

BOOKINGS AND QUOTES
Bookings can be made over the internet at www.barefootescapes.com.au or by calling on +61 403 200 794. Reservations are subject to availability and actual pricing at the time of booking. Quotes provided upon enquiry with Guest Services are valid for 24 hours only. Any verbal quote given is an estimate only of price, which will be subject to a written advice on confirmation of booking. You agree to pay the rate for each night of your stay upon booking and any additional charges up until the time you have departed the accommodation. The accommodation may be occupied by you only for the period stated on the booking confirmation and cannot be transferred to another party without written approval from Guest Services.

THIRD PARTY WEBSITES
If you have booked via a third party website please note that the Terms and Conditions regarding deposits and payments are prescribed by these sites, however, Barefoot Escapes Terms and Conditions must also be adhered to. 


PAYMENT POLICY
Full payment is required at time of booking. If payment is not received by the due date, Barefoot Escapes reserves the right to cancel the booking.

SECURITY DEPOSIT
We will require a bond form to be completed and returned prior to your arrival with the credit card details and signature of the cardholder. A security bond of $1,000 is required at time of check-in. Your credit card will be debited upon check-in and this payment will be refunded once we receive your departure inspection report and no charges are required. In the event of damage to the property, equipment, breakages, removal of items or if extra cleaning is required you will be notified in writing and your credit card on file will be debited accordingly. Where a credit card is not available a minimum $1,000 cash deposit will be required on check-in. (The actual amount required may be higher during peak season and at different times of year).

PAYMENT OPTIONS
Payments are accepted by credit cards, Visa, MasterCard or AMEX. Credit card payments incur a 1% surcharge and a AMEX 1.9% surcharge. All payments are only accepted in AUS dollars. Payments can be accepted via direct deposit.

RATES & CHARGES
Rates quoted are in Australian dollars and are subject to change at any time. Rates are inclusive of GST where applicable. Any verbal quote given is an estimate only of price, which will be subject to a written advice on confirmation of the booking. Minimum length of stay restrictions applies to certain rates during special event or peak periods. The price of your accommodation cannot be guaranteed until the deposit is received or if booking online full payment is required at time of booking.

CANCELLATION TERMS & CHARGES
The Bay Cottage is a privately owned, boutique property and cancellations affect us greatly. No discussion will be entered into regarding cancellations so please ensure appropriate Travel Insurance is taken out to guard against sickness, bad weather, or any other event that may cause cancellation of the booking.

The description of the premises is given in good faith and no responsibility for misinterpretation will be accepted.

If you cancel with 3 or more months notice prior to your arrival date a 20% cancellation fee will be incurred. If you cancel between 3-1 month prior to your arrival date a 35% cancellation fee of the booking total will be incurred. If you cancel within 30 days of your arrival date a 50% cancellation fee of the booking total will be incurred. If you cancel less than 14 days prior to your arrival date 100% of the booking total will be retained. No cancellations are accepted on the day of arrival or after check in. You will be charged the total of the reserved stay under all circumstances. Written notification must be provided for all cancellations.

Management reserves the right to decline any booking request. We do not accept 'Schoolies Bookings', party bookings, bucks or hens' night bookings or bookings with guests under 25 years of age. Failure to disclose correct information on the booking form may result in termination of your booking on check in.

In the event that the property becomes unavailable for occupancy through unforeseen circumstances (e.g. fire, storm, damage, change of ownership, long term tenancy etc) you will be informed immediately. We will endeavour to obtain suitable alternative premises for the tenancy; failing which any monies paid will be refunded in full.

CHILDRENS PRICING
Children are included in the standard tariff rates for accommodation and refer to children using existing bedding. Full details for the amenities for each property are detailed on the website. We are able to accommodate additional family needs as required. Please contact Guest Relations with any specific questions or requirements. Please also note no refunds will be given if the accommodation is deemed unsuitable after check in.

NUMBER OF GUESTS
At no time during your occupancy is the number of guests staying to exceed the number booked, unless prior approval is sought and given by Management. The use of extra beds other than the number booked will attract an additional tariff. Any persons exceeding the maximum occupancy of the property will be considered trespassers and will be evicted. The maximum number of guests permitted is 10 guests, with a maximum of 6 adults.

CHECK IN & CHECK OUT
Standard check in time is 2.00 pm on the day of arrival and accommodation is to be vacated by 10.00 am on the day of departure. An additional fee will be charged if you do not check out by 10.00 am. Early arrivals and late check outs are at the discretion of Management and must be requested at the time of booking and can only be confirmed 1 day prior to arrival or departure. Whilst every effort will be made to accommodate early arrivals and late departures, the only way to absolutely ensure early check-in or late checkout is to book an extra night or half day where availability permits. Half day rates are charged at 50% of the nightly tariff and will extend the check out time until 3:00 pm and allow an early check in from 10:00 am.

DEPARTURES
Prior to checking out, guests are required to ensure all dishes are washed and returned to the cupboards/shelves, the dishwasher is emptied and the property is left in reasonable condition. Additional cleaning required above and beyond the standard clean will incur a fee (coffee stains, marked walls, moving furniture to original position). Please remove all rubbish - see Rubbish Policy above. A full check out requirement list is available to view at the property on your arrival however should you wish to preview the conditions, we can forward a copy on request.

CLEANING
Extra cleaning and linen change can be arranged during your stay for an additional charge, at a cost to you. Please contact Guest Relations for further details. On departure, your accommodation is to be left in a clean and tidy state. If the property is not left in a tidy condition, an excess fee of up to $250.00 may apply (e.g. rubbish not being removed, dishes not washed and put away). As previously noted please report any existing damage to the unit upon your arrival. Please also report any damage which occurs during your stay. 


RUBBISH
At the end of your stay, all rubbish should be placed in the wheelie bins provided in the outside rubbish area. Any excess rubbish left on the property that does not fit into the bins provided may be subject to a removal fee if deemed excessive. Rubbish bins will be put out and replaced for you should the rubbish day fall within your stay.

SMOKING For the comfort of all of our guests, smoking inside the property is strictly prohibited. If there is any evidence of smoking inside the accommodation you will be charged an additional $1000 for a specialised clean to eliminate odours. Please ensure doors and windows are closed if smoking on balconies or patios.
PETS For the comfort and health of all of our guests, no pets are permitted on the property. Additional cleaning charges will apply if this condition is breached and deducted from your credit card.

MOVEMENTS OF ITEMS WITHIN/BETWEEN PROPERTIES
Barefoot Escapes has a strict policy on moving items or furniture (indoor or outdoor) within the Property, or in the case of bookings across multiple properties, from Property to Property. Movements may cause unnecessary damage to items and the Property itself, and can cause excess cleaning time due to complex housekeeping inventory checks. Any damages/excess cleaning caused by movement of items or furniture will be deducted from the bond or charged to your credit card accordingly.

PERSONAL BELONGINGS
As a guest, you acknowledge that we do not cover your personal belongings under our insurance policy and therefore take no responsibility for any loss or damage of the occupant's personal property left on the premises and agree that you will not make any claim against us for any damages or loss to your personal belongings regardless of how or where the loss or damage occurred. However we will ensure any item found is returned to the guest at their expense (postage). Please also ensure you lock/secure your vehicle, valuables, your room (doors/windows) at all times.

TRAVEL INSURANCE
We strongly recommend travel insurance to cover cancellations, travel delays and all other unforeseen incidents and accidents.

BEHAVIOUR
Our property is located in a residential area, so respect for our neighbours is very important. Parties or gatherings are strictly prohibited, unless prior arrangements have been made with Management. Disturbance to other accommodation guests and neighbours including excessive noise and music is prohibited and may result in eviction without refund. If a noise complaint is received a first warning will be given, if a second complaint is received this will result in immediate eviction with no refund.

BREAKAGES, DAMAGES AND LOSS
Upon check out accommodation should be left clean and tidy. Damages or breakages of furniture or furnishings must be reported to Management immediately. Breakages or damages to the property and all communal or external areas that are caused by any guest and/or a guest's visitor will be charged and recouped in full of the guest's credit card or deducted from the guest's refundable deposit. Photographic evidence will be provided to the guest where possible for any bond deduction.

Excess cleaning required on departure or replacement of items removed from the accommodation will be charged to the guest's credit card. Furniture, fixtures and fittings are not to be altered or moved between rooms or properties. There will be a charge incurred if furniture is not returned to its original location.

Should you find you have inadvertently taken items belonging to the Property home with you, please advise us immediately. We will also advise you immediately should we note missing items from the property. The value of the item will either be charged to the credit card on file or deducted from your Bond, or alternatively can be returned to us at your expense.

TIMBER FLOORS
Flooring can be badly damaged by high heels, luggage and sand - please be mindful of both. Please remove high heels at the entrance to the property before walking on the timber decks to avoid damage and noise.

POOL & SPA RULES
All guests using the pool do so at their own risk. You acknowledge that we are not responsible for accidents or injuries. No diving, running or pushing in pool area is allowed. No glassware allowed in the pool area. Children must be supervised at all times.

BICYCLES & SURFBOARDS
All guests using our bicycles, skateboard, scooters or surfboards do so at their own risk. You acknowledge that we are not responsible for accidents or injuries. Children must be supervised at all times.

FIREPLACES
Fireplaces may only be used if you agree to the booking terms and conditions policy. You will be held liable for any damage you cause. If using a wood or gas fire, you will use every reasonable endeavour to ensure that the fire is made safe when leaving and not allow burning embers to damage any part of the property and its contents. Adults must only operate the wood or gas fireplaces. Guests accept and are held fully responsible for their visitors or children which may result in injury or harm caused using the fireplaces.

LOCKOUTS & LOSS OF KEYS
One set of keys to the property is provided along with an externally located Lock Box. We recommend utilising the Lock Box facility each time you leave the property to head to the beach, restaurants or shops. Should you find you have locked yourself out of the property please contact Guest Relations immediately. Lockouts will incur a standard or after hours call out fee of $200. Loss of keys will incur a $80 replacement charge.

COMMERCIAL USE
The properties are not to be used for commercial use.

LIABILITIES
You acknowledge that we do not accept liability for any injury, damage, loss, additional expenses and disruptions due to electrical storms or other acts of God caused directly or indirectly by events, which are beyond our control and agree not to make any claim in relation thereto.

NO TENANCY
You agree that regardless of your length of stay in there is no tenancy or other rights created under any Landlord and Tenant laws and there are no such laws that apply to your stay.

CHANGES BEYOND OUR CONTROL
Compensation will not apply if a significant change is made for reasons beyond our control. These include: war, threat of war, riots, civil disturbances, terrorist activity, industrial disputes, natural and nuclear disasters, fire, epidemics, health risks, changes due to rescheduling or cancellation of flights by an airline or alteration of the airline or aircraft type; closed or congested airports or ports, hurricanes and other actual or potential severe weather conditions, act of government or public authorities or other circumstances amounting to force majeure and/or Acts of God.

BREACH OF TERMS AND CONDITIONS
You agree that, should you or your guests breach any of the terms and conditions: You will pay to us the total loss or damage that we suffer as a result of that breach and hereby authorise us to debit your credit card or apply your refundable deposit in payment of that loss or damage and we may evict you and your guests without notice.
