This 4 bedroom, 2 bathroom double story house with decking front and rear with beautiful alpine views accommodates 9 guests .There is a separate studio/ sleepout which will accommodate an additional 4 guests-own bathroom ,toilet , coffee tea, TV etc in this cozy "sleep out" If wanting to utilize the entire property please call 0427551457
Take a seat on the over sized deck and take in the views of Mt Buffalo and across the river flats down to the stunning Buckland River. Or relax by the 10 meter in ground pool while gazing over the olives, vines and surrounding hills.

CHECK IN-CHECK OUT
*Check in 2 pm Check out 10 am- Other times by arrangement with the management
*On departure from please ensure all lights, air cons-heaters off and the house keys are left on the kitchen bench
*The property must be left in a clean and tidy condition-all food must be removed from the fridge and rubbish to be placed in bins provided.
*If utilising the entire property please ensure all cookware -crockery and cutlery is returned to its designated dwelling
*Please do not strip the beds as management and cleaners will address this, however we do appreciate towels, face washers and bathmats to be placed in the bathroom .
*As we are environmentally conscience please ensure unnecessary lights are off during the day and at night
*If air-conditioning or heating is in use please close all external windows and doors
*As we have a septic system-strictly toilet paper only- thankyou
Bins are provided for both recycle and daily rubbish Bin liners are located in the kitchens
Is located at the front of the house under the covered area
*Please park your vehicle so they do not block the driveway access
POOL: (strictly no pets allowed in the pool or billabong-see pet policy below thankyou)
*Pool Hours 8 am to 10.00 pm
*Children must be supervised at all times by an adult and use is at own risk-
*Strictly- no diving or bombing
- no glass allowed with in the fenced pool area
RIVER ACCESS: There is a track down to the river-Strictly no swimming in the billabong immediately behind the house
Children must be accompanied at all times once entering this area
*In consideration of neighbours please keep noise to a minimum from 10 pm to 8 am
*Strictly NO cycling footwear to be worn inside ,in addition we have a "no bike inside" policy
OUR WILDLIFE VISITORS
*as you are in the country you may also observe rabbits, kangaroos, wallabies, echidnas ,wombats and deer-.
At times there may be horses in the front paddock, please feel free to pat however becareful they do not nip as they may think you are feeding them
Please do not enter the yards amongst the horses.
*The BBQ is available outside and we ask your assistance in turning gas off at the cylinder and cleaning after each use.

*As the property is serviced by catchment and spring water, water filters are fitted in the kitchen. We still recommend boiling water prior to drinking if you are concerned.
*If you re staying for 7 nights we will offer a 10% discount which will be applied to your booking

Pet Policy and Agreement
Alpine Country Holiday Homes –
Dreaming of the Buckland owners are pet lovers and therefore the property is Pet Friendly. However we do have a few strict rules for those who bring their fury mates on holiday.
1/ We request that dogs are kept outside if possible.
We do have a secure yard for them to relax .If they do visit inside please do not allow on furniture and strictly NOT on beds. (extra cleaning charges will apply if agreement not followed).
2/All pet toilet habits on entire property must be cleaned up.
3/Barking dogs will not be tolerated and your stay is subject to this agreement.
4/Maximum of 2 dogs are allowed on the property.
This is an Alpine Shire by-law and a condition of stay.
5/ Please do not allow your dogs in the yards with the horses.
6/Pets swimming in the pool or billabong strictly prohibited.
At the end of the lane way at the back of the property is the Buckland River with good swimming spots. (Refer map)

All bookings require the first night to be paid as a deposit within 7 days of of receiving the confirmation tax invoice.
The balance will be due 30 days prior to arrival.
