The Harvester Home & Annex
The tropical resort style, short term accommodation encompasses the ground floor of a Queenslander style home. Facilities include 7 bedrooms in two separate residences sleeping up to 15 persons* in existing bedding; 2 bathrooms, 2 toilets, (additional outdoor bathroom under construction) 2 laundries, 2 interior living areas and 1 outdoor undercover dining and sitting area, 2 fully equipped kitchens, one inside and one outdoor with gas BBQ.

The Harvester Home is centrally located in Cairns, approximately 5kms from the city and 8kms from the Cairns Airport. Whilst the short term accommodation is situated on a secondary arterial road in the suburbs, entering the confines of the fenced and gated property reveals a tropical resort style oasis.

An ideal alternative to hotel rooms, the holiday home offers short term accommodation with lots of space, privacy and room to move - perfect for families, groups, contractors or travellers. The home-away-from-home environment is suitable for holidays, relocations or group travel.

Terms & Conditions

BOOKINGS: Are subject to availability and are not guaranteed until receipt of the deposit, confirmed in writing.

A confirmation form is required at time of booking.

The house is let to you for the specific purpose for which it is booked (ie holiday, sports trip, etc) and only for the period stated on the receipt. The Harvester Home is NOT a party house.

Large gatherings such as parties or weddings are not allowed unless by prior arrangement with The Harvester Home. The number of people occupying the premises must not exceed the number of people initially booked and/or declared on the registration form and/or had beds provided.

Bond: A bond of $500.00 is due along with the balance of the accommodation and the exit clean fee 4 weeks (28 days) prior to arrival. For periods longer than 10 nights, a larger bond may be required. The bond is held in trust and will be returned after the stay, once a property check & inventory has been completed. The house, including the BBQ, is to be left clean and tidy and breakages paid for or replaced.

Check in: Is generally not before 2 pm and check out is usually 10am. However, we will do our best to allow for early morning arrivals or late departures, bearing in mind the departure/arrival time of previous or following guests. If guests are subject to airline or other delays, they should make every attempt to advise us of such.

Caretaker: The upstairs residence is occupied by Karen, the owner, who is very conscious of respecting your privacy and will keep activity to a minimum during your stay but is happy to help if you have any queries. Missy, her 15 year old lap dog also lives in the upstairs residence and from time to time, the owner’s relatives or friends may also be in residence.

Property Maintenance: Pool, lawn and garden maintenance may be carried out during your stay – all due care will be taken to keep noise and inconvenience to a minimum.

Noise: The Harvester Home is located in a residential area, so noise should be moderated between the hours of 10pm and 7am. We realize that you are here to enjoy yourself but it would be appreciated if you are chatting loudly or playing music after 10pm at night, moving inside and closing doors and windows will help to minimize noise. The Harvester Home is NOT a party house.

Damages: Any breakages, damage, losses, faults or malfunctions should be reported by phone as soon as possible. (Property Owner 0438 365 434). You agree to replace or reimburse for any items which are damaged, broken or lost during your stay.

Keys & Remotes: Keys and gate remotes are issued and signed for at check in - there will be a $40 charge for loss of each key set and $105 for gate remotes. Remote controls for TV’s, DVD’s or air conditioners will also be charged at replacement cost if lost or damaged.

Smoking: NO smoking is permissible anywhere inside the Harvester Home, Annex Unit or the Undercover Entertainment Area. There are designated smoking areas around the property.

House responsibilities prior to departure – the house is to be left basically as you found it:

• Cleaning: All dishes, pots and pans etc. that you have used must be washed, dried and put away where you found them. Empty the dishwasher. Wipe out spills and crumbs from the fridge and microwave. Clean off stove top and any baked on food on the oven racks and door.

• Laundry: It is not necessary to do the laundry prior to leaving but please strip the sheets and pillow cases and leave them piled on the beds. Place used/wet towels beside the washing machine or leave hanging on towel rails.

• Floors: The floors will be vacuumed and mopped by the cleaners after you leave but the house is equipped with the necessary cleaning equipment if you need to do it during your stay.

• BBQ: The BBQ must be cleaned thoroughly in preparation for following guests. Remove grill plates and scrub off with wire brush and BBQ cleaner provided. Clean BBQ frame by wiping away any grease.

• Rubbish: Take garbage from all the bins around the house and put in the correct council bins (Yellow recycle or Green general). Excess recycling and general waste which requires additional council pickup will incur a cost which will be deducted from the bond.

We can keep the price of the rental down with your co-operation in this matter. If, on inspection, the cleaning has not been done, we reserve the right to make a cleaning fee deduction from the bond @ $35 per hour. We (the property owner) make allowance for 7 hours of cleaning based on $35 per hour. If we think that it may take significantly more time, we may hold the bond until the cleaning has been done before returning it in full or with deductions.

Electricity Allowance: There is an allowance of $40-$45 per week for electricity, which is to ensure fair use of the air-conditioning and should be more than adequate. If you use a significant amount more, you will be required to pay the difference.

Harvester Home Responsibility: We accept no responsibility for any inconvenience due to breakdown of any appliance or failure of any supply. However, best effort will be made to repair, or replace with an alternative during normal business hours. Wireless ADSL is provided as a convenience only and not integral to the lease. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to services.

Availability: If the house becomes unavailable for any reason, The Harvester Home reserves the right and discretion to move the client to alternative accommodation. In certain extraordinary circumstances (e.g. due to cyclone damage) it may only be possible to cancel the booking and return all monies paid.

Acceptance of Agreement: Payment of the booking deposit or full payment constitutes acceptance of the Terms and Conditions. Departure from the same by you permits the owner or agent to refuse the key, amend the charge or immediately terminate the occupancy without re-imbursement of any part of the full payment.

Disclaimer: The Harvester Home does not accept liability in contract or in tort (actionable wrong) for any injury, damage, loss, delay, additional expenses or inconvenience caused directly or indirectly by force majeure or other events which are beyond our control, or which are not preventable by reasonable diligence on our part including, but not limited to war, civil disturbance, fire, floods, unusually severe weather, acts of God, acts of Government or of any other authorities, accidents, theft to or failure of machinery or equipment or industrial action.

Payment Policy

Deposit: A deposit of 25% of the accommodation cost is required to confirm a booking.

Accommodation Payment: The balance of payment for accommodation is due 28 days prior to arrival. Amounts not paid 28 days prior to arrival may invoke cancellation of the booking and loss of deposit.

Bookings made within the 28 day period before commencement of a stay must be paid in full within 3 working days.

Cancellation Policy

Cancellations: Cancellations made within the 28 days prior to arrival will lead to forfeiture of the full payment for a stay unless the property can be re-booked for the full period. A replacement booking for part of the period may allow for partial reimbursement. A cancellation after deposit only has been paid, results in loss of deposit unless property can be re-booked.

We strongly recommend that you take out travel insurance to cover this event.

The reason for this policy is that holiday homes are difficult to sell at short notice and your booking has prevented us from offering the property to other people wanting to make a booking. If you have small changes to your requested dates, we will try to fit them in where ever possible as long as it does not affect the length of your stay.
Days will not be refunded if you depart earlier than planned.
We do not refund for a change of mind on arrival.
Please make sure that you have considered all aspects of the property, and feel free to ask as many questions about it as you would like to before making a booking.

If we are forced to cancel a stay due to unforeseen circumstances such as a cyclone, fire, damage to the building, or sale of the property, you will be given a full refund and our sincere apologies for any inconvenience caused.
