Terms & Conditions

GENERAL
Terms & Conditions below are for bookings made directly via the Luxe Villas’ website and payments via payment gateway system through Luxe Villa. These terms and conditions may be updated from time to time and are subject to change at our complete discretion without further notice to you.

ROOM OCCUPANCY
The total number of occupants in a room, including children, shall not exceed the maximum number of occupants permitted for the respective room types:

Luxe Superior Room : up to 3 persons
Luxe Standard Room : up to 3 persons
Luxe Deluxe Family Room : up to 5 persons
Luxe Triple Room : up to 3 persons

If you have any questions or clarifications regarding the Hotel's Maximum Occupancy Policy, our staff will be happy to explain in detail. Please also note that the Hotel reserves the right to refuse entry to any additional guest exceeding the maximum occupancy allowed for that room type.

AGE REQUIREMENT

Guests must be 18 years or older with photo identification to check-in. Guests under the age of 18 must be accompanied by an adult. The Hotel reserves the right to check photo identification.

CHECK-IN / CHECK-OUT

Unless otherwise stated in the specific rate plan terms & conditions, check-in time is after 2 p.m. and check-out time is 12 p.m. For early arrival before 2 p.m., it is recommended to pre-book the room one day in advance with a full day charge. The Hotel may accommodate late check-out after 12 p.m. for an additional fee; subject to room availability.

EARLY CHECK-OUT

The property reserves the right to charge an early departure fee in the event a guest departs earlier than the original departure date.

LATE CHECK-OUT

Late checkouts are available upon request. Please contact Reception to check availability. Additional fees may be applied. A late check-out fee may apply if the property is not vacated prior to the set check-out time of the property.

GUARANTEE POLICY

A valid Credit Card is required at time of booking and a valid Credit Card must be presented at time of check in.

NO PARTY POLICY

Luxe Villa has a strict no party policy. In the event that any apartment/guest is identified as having a party, the hotel reserves the right to immediately request all occupants of the apartment up to, and including, the guest who has registered for the apartment to vacate the premises. In the event that an eviction does occur, the accommodation is non refundable. In addition the registered guests will be required to settle the account prior to departure for any expense resulting from additional cleaning of the room, replacement of any furniture/fixture/fitting breakage, as well as for any required repairs.

IDENTIFICATION

Upon arrival at your selected property Guests must provide valid Federal or State Government issued photographic identification for security purposes. The booking must be under the name of the person checking in. In addition, the Guest must also provide a credit card in the name of the photographic ID.

CHILD POLICY

Children below 3 years old sleep free on existing bedding, within the maximum allowed guests per room. If a roll away / cot / sofa bed is required charges will apply.

For the purposes of this clause “Child” or “Children” means a person or persons aged between 2 years and 17 years; “Infant” means a person under the age of 2 years; and “Adult” means a person aged 18 years or over. All ages will be determined from the date at which accommodation commenced. Children and Infants may not stay in any room without an Adult.

PETS

The Hotel maintains a strict no-pets policy on its premises except for guide dogs.

FACILITIES

If any feature/facility is essential for the guest in choosing a particular property, we recommend contacting the hotel prior to booking. Luxe Villa cannot be held liable for omissions or errors whether temporary or permanent of a property’s facilities and services. Photos shown on the website are indicative only and may not specifically represent the exact room allocated to you. Destination images featured on the Oaks Hotels & Resorts website may not represent the views offered from our locations. Accommodation facilities listed may not apply to all room types.

NO-SHOWS / FAILURE TO CANCEL

Each rate booked at a Luxe Villa is subject to a Cancellation Policy. Failure to check in on the reserved arrival date will incur a penalty charge as detailed in the Cancellation Policy of the particular type of rate booked. We reserve the right to cancel or modify reservations where it appears that a customer has engaged in fraudulent or inappropriate activity or under other circumstances where it appears that the reservations contain or resulted from a mistake or error. We reserve the right to cancel or amend bookings if they do not adhere to our terms & conditions. If a guest chooses to shorten their stay or check out early a penalty charge will apply, as detailed in the Cancellation Policy associated with the rate booked.

PROHIBITED ITEMS

The following items are not permitted in the Hotel premises:
Animals of any kind, except guide dogs
Flammable, explosive or otherwise hazardous materials
Objects emitting a foul odour
Unregistered firearms or other weapons
Objects of an unusually large size or in unusually large quantities
Articles related to use in gambling, prostitution, smuggling or other illicit acts
Illegal drugs or other articles, the possession of which is prohibited by the laws of Thailand

The Hotel reserves the right to refuse entry to any guest found to be in possession of prohibited items. Guests shall be solely liable and responsible for all loss financial or otherwise, and damage that may be caused by such items.

VISITORS

In the interest of your well-being and security, all visitors are required to register at the Front Desk and are requested to leave guest rooms by 11.00 p.m.

SMOKING

The Hotel has only non-smoking rooms. ​Smoking is not permitted in the areas of the Hotel. There will be a THB5000 fee for thorough cleaning services charged to any non-smoking room that has been smoked in to restore it back to its original condition.

Payment Policy

CREDIT CARD PRE-AUTHORISATION
If you are using your credit card to guarantee your room reservation, the Hotel may hold an amount on your credit card prior to arrival. For non-refundable bookings, prepayment will be charged to your card prior to your arrival.

DEPOSIT
For all reservations, the Hotel requires a deposit for incidental charges upon check-in.

Deposit may be placed in cash only at check-in time.

Cancellation Policy

Each rate booked at a Luxe Villa is subject to a Cancellation Policy. Failure to check in on the reserved arrival date will incur a penalty charge as detailed in the Cancellation Policy of the rate booked. We reserve the right to cancel or modify reservations under the circumstances where it appears that a customer has provided an invalid credit card, engaged in fraudulent or inappropriate activity, or the reservation contains or resulted from a mistake or error. In addition, we also reserve the right to cancel or amend bookings if they do not adhere to our Terms and Conditions. If a guest chooses to shorten their stay or check out early, a penalty charge will apply, as detailed in the Cancellation Policy associated with the rate booked. In the cases of the aforementioned booking cancellations, Luxe Villa has no obligation to guarantee new available bookings or best rates. A new booking at the best available rate will need to be made by the guest at the time of the new reservation.

As a condition of using this website, you agree to provide proof of payment to the hotel reservations department within 48 hours of the time of booking and will indicate the reservation confirmation number on the proof of payment. You will be fully responsible for any banking fees and/or costs required to complete the bank fund transaction(s). Furthermore, you acknowledge that the reservation may be cancelled by the hotel if proof of payment is not submitted to the hotel within the 48-hour notice period. You will be responsible for any cancellation or no show penalties that might be incurred and hereby acknowledge that booking and personal contact information provided is correct for the hotel’s validation purposes.
