If your a traveller looking for clean, comfortable and a cosy place that's close to the beach, then look no further! Sandy Bottoms Guesthouse is the ideal stop, located only a 70m walk to Manly Beach and no more than a 10 minute walk to Manly Wharf and the Corso.

We offer the best value accommodation in Manly. All rooms are private - double, twin, queen and family rooms all with fresh white linen and shared facilities (kitchen, lounge/dining and bathrooms). All rooms have TV, fridges, Tea & Coffee, Linen and towels some rooms even have Ocean Glimpses. Checking in after hours, you will need to provide us copy of your ID plus credit card details must be in your name - call our office to obtain key code for after hours check ins.

Terms & Conditions

1. No Smoking is permitted in rooms, communal areas or inside the building - Smoking is only permitted out the front of the property in the enclosed brick area.
2. A cleaning fee of $110.00 will be charged to your credit card if you are caught or there is evidence that you have been smoking within your room/property.
3. Check out is strictly 10.00am, access codes will expire at 10.00am on day of check out.
4. Please be considerate to other guests at all times and ensure that you leave all communal areas clean and tidy after use and noise to a minimum. .

1. If payment has not already been made through an online booking site eg. Booking.com, Expedia etc please refer to payment options below.

Cancellation Policy

What is the cancellation policy?

1. All reservations are Non-Refundable. Reservations made through an online agent such as Booking.com, Expedia etc, the cancellation terms at the time of booking will prevail, you may be asked for proof.
2. No refund for Change of Mind, No Shows, Cancellation on Arrival, Early Departures, Inclement Weather or if you are asked to leave for breach of House Rules!
3. Date changes - Subject to availability will incur an administration fee of $25.00 as well as any difference in the rate.
4. Date changes must be confirmed in writing 7 days prior to arrival or the cancellation fee is applicable.
5. If you are unable to travel due to Covid you must advise us in writing within 3 days of your booking so a change of date can be arranged. You will need to provide new dates at this time.
