The property is independently operated by an individual owner and does not have a proper reception area.
The booker is required to contact the Host to obtain CHECK IN information. (Whatsapp 0168321693)
RM200 Security Deposit is required
Prior to your check in to the apartment, a Security Deposit of RM200.00 will be collected Via Credit Card Pre-authorisation or Cash
Cash is accepted via Bank Transfer only. This will be fully refunded to you unless you have incurred additional charges during your stay.
No refund on cancellation or change of dates. If a stay is reduced in length, the long-stay discount will be forfeited and you will be charged for your stay at the daily rate
Check In / Check Out
Check in time is after 3.00 pm unless by prior arrangement.
Check out time is by 11.00 am.
Should you wish to extend, please contact us to confirm availability. A late check out fee at RM30/hour may apply after 11am on check out day.
Our rate includes a standard cleaning charge to cover changing towels and house keeping is upon request.
Changing of bed linens during your stay is only done upon request.
As a guide you can help to keep the apartment clean and comfortable for stay by following these steps:
• Wash all dishes and return to the cupboards that they came from.
• Take all rubbish to the bins.
• Wipe down kitchen and clean grill.
• Put all used towels in the bathroom. Do not leave wet towels on the beds.
• Ensure food or dirt is not left on floor or walls.
All personal belongings, luggage, vehicles and other property belonging to the Guest shall be the risk of the Guest at all times and neither shall we accept any responsibility for any loss or damage thereto.
Under no circumstances may the number of persons residing at the apartment exceed the maximum number of guests confirmed at the time of booking. Should this condition not be adhered to, additional charges of RM30/pax will be incurred for the additional pax.
You are strongly recommended to take out adequate holiday insurance. It is your responsibility to check you have adequate insurance cover. The insurance should cover, amongst other things, the cost of cancellation by you, all medical costs and the cost of assistance including return to your point of origin, in the event of an accident or illness.
Parking is provided for one car. Guests must only park cars in the designated area for the apartment. (Applicable for booking at Sky Karamunsing & Marina Court Only)
Our apartment is non-smoking. RM150 will be deducted from your security deposit to remove tobacco odours and damages incurred .
Suitable areas are provided to smoke outdoors such as the balcony.
The Management of MTS will not be responsible if the chosen accommodation does not meet the expected style required. Please view accommodation at our website www.sabahhotelapartment.com prior to booking and email us if you have any queries.
The Management of MTS shall not be liable where the contract is affected by 'force majeure'. In the context of these terms and conditions, 'force majeure' is any event that is beyond the reasonable control of the Company or which are unavoidable by the exercise of due diligence on The Management of MTS's part including but not limited to war, threat of war, riot, civil commotion or strife, hostilities, industrial dispute, natural disaster, fire, acts of God, terrorist activity, nuclear disaster, adverse weather, government action or technical problems with transportation. No compensation, expenses, costs or other sums of any description (including without limitation the cost of securing alternative accommodation) will be payable in such circumstances by The Management of MTS.

Cancel 1 day prior to arrival date charge 100% ; NO SHOW 100% charge.
