Oakleigh Farm Cottages

Terms & Conditions

For the benefit of all our guests, we would like to take this opportunity to advise you of a few “farm rules”.

1. All Cottages are non-smoking. Smokers please use the outdoor allocated smoking area and ashtrays.

2. Check-in time is from 2.30pm onwards, departures before 10am

3. Strict maximum occupancy applies to each cottage, no extra guests allowed.

4. Your payment is for the number of occupants stated on the confirmation, fees and charges apply for extra guests, bearing in mind the maximum occupancies can not be exceeded.

5. Camping or caravanning is not allowed at Oakleigh Farm.

6. We remind Oakleigh Farm guests that the safety of their children remains the sole responsibility of their parents/guardians. Children must be supervised at all times and please note that our beautiful fig tree is not safe to climb. As a working property the work shed, wood stacks and building materials are out of bounds for all.

7. Please drive slowly, the speed limit at the Farm is 10 km/h. Please do not drive on the lawns and park in the allocated spots.

8. The BBQ communal lounge area is available to all; please leave it as you find it.

9. All breakages, damage or lost keys are to be reported immediately. Fees may apply for any damage or excessive cleaning requirements caused during occupation.

10. A valid Visa or Mastercard is required at the time of booking.

11. We are a family friendly environment and for the enjoyment of all guests, noise should be kept to a minimum after 10pm. Please note that all farm facilities are for the use of guests only, any visitors must depart by 9.30pm. Guests are expected to conduct themselves in a manner that is not a nuisance to others and may be asked to leave otherwise.

12. We do not accept schoolies, hens, bucks, large single sex groups or Weddings & there is a no-party policy.

13. No responsibility is taken for occupants personal property on the premises.

For those with pets

1. Well behaved dogs are welcome but it is your responsibility to clean up after your dog. Please use poo bags at the time of any incident, so that grass mowing doesn’t cause muck spreading incidents or damage to the lawns! We allow a max of 2 dogs per Cottage, more than 2 subject to approval, please contact us.

2. Dogs must be under control/on a leash at all times in common areas. Our chickens “free range” each day – please make sure your dog is under control. If any dog is persistently causing nuisance or distress to other guests or farm animals, we reserve the right to ask the owner to leave.

3. Dogs must not be left alone or unattended in your cottage

4. Dogs are permitted inside the cottages but please do not allow dogs into the bedrooms or on the furniture. Please ensure that the cottage is clean and free from dog hair before you leave. We regret that we will charge an additional cleaning fee of $50 if your cottage requires extra cleaning of rugs, carpets or furnishings

5. Be advised that the South Coast is a tick area and we recommend that you consult with your vet before your visit to ensure your pet has adequate protection.

6. Please do be aware there may be animals in our other paddocks, and never take dogs off-leash into paddocks with animals. Please also make sure you close any gates behind you.

7. Mystery Bay beach is off-leash 24hrs in the winter and in summer dogs are allowed on the beach off-leash before 9am and after 5pm. There are other nearby dog-friendly beaches in the area too.

Payment Policy

50% Deposit is required at time of booking - this deposit will be taken from the credit card submitted with the booking unless otherwise arranged. If payment is declined for whatever reason, your tentative booking will no longer be valid and will be cancelled.
Rates vary according to the season, holidays and peak periods. Longer stay discounts maybe available, please call or email.
We accept Visa, MasterCard, bank transfer and cash.
Balance is payable on arrival. The balance amount will be debited to your Credit Card submitted with the booking unless otherwise arranged.
Bookings taken within 7 days of arrival will be charged the full amount at time of booking. This will be debited to your credit card.
Cleaning Surcharge - You are required to leave the cottage in a clean and tidy condition. An additional fee of $50.00 will be charged to your credit card if extra time is needed when cleaning.

Cancellation Policy

If you wish to cancel or change the dates of your booking the following terms and conditions apply:

All cancellations or changes must be received in writing and attract a 10% (of total tariff) administration charge and/or

(1) Peak periods (Christmas and Easter holidays) – Deposit will not be refunded if cancellation/change of dates is advised within six weeks of arrival date.
(2) Non-peak periods - Deposit will not be refunded if cancellation/change of dates is advised within four weeks of arrival date.

Management reserves the right to change allocations to individual Cottages without prior notice due to circumstances outside our control.

Whilst we endeavour to assist with any difficulties you may have with your booking, please understand that Oakleigh Farm Cottages viability depends heavily on advance bookings and therefore we must enforce our cancellation policy as outlined above. Should there be any risk of cancelling or changing your booking at short notice, we strongly recommend that guests take out travel insurance cover.
