TERMS & CONDITIONS – Please read carefully
• Rates :
The rates quoted on this website are subject to availability. All rates are inclusive of GST and quoted in Australian dollars. By making a reservation and using the rates quoted on this site you agree with and abide by these Terms and Conditions. Rates as quoted are per room per night on a room only basis, unless additional items are specified. Rates are subject to the specified number of people allowed per room. Any extra guests will be required to pay for additional accommodation if available or asked to leave..

• Deposit & balance payment :
Deposit payment equal to 50% of your total booking cost is required when making your reservation and to confirm for booking. Payment is by Mastercard, Visa Card or Electronic Funds Transfer (EFT). Credit cards have a 1.5% surcharge fee. Final payment and balance is due 24hrs prior to arrival.

Arrival & Departure :
Houses - check in from 3.00pm, check out is 11.00am.
Cabins - check in from 2.00pm,check out is 10.00am.
When possible we are will endeavour to accommodate earlier arrivals or later departures by prior arrangement. Please allow as much time as possible to notify us of your requests.

• Cancellation policy :
We are a small business with reservations usually made well in advance, so cancellations affect us greatly. Where possible we will endeavour to re-sell the cancelled/modified room, and if successful will refund the amount equal to the cancellation fee.
If you cancel or modify your booking 30 days or more prior to your scheduled arrival date, a 30% cancellation fee will apply. If you need to cancel or modify within 30 days of your scheduled arrival 100% of the full tariff will be payable unless we are able to re-sell your cancelled dates.

• Visitors :
Off site visitors are welcome, however out of respect to other paying guests, we would appreciate limiting the visiting time to a few hours or for a meal etc.

• Pets :
Due to our location within the Murramarang National Park, pets are not permitted on the grounds of the property.

• Internet :
We are able to offer guests free access to free Wi-Fi. We operate the connection via satellite and due to limited data availability we ask guests to limit data use by not downloading movies, watching streamed products or posting video. We hope you understand.

• General behaviour policy :
We are located within The Murramarang National Park and as such all relevant rules of the NPWS must be adhered to. We also ask that all noise is kept to a bare minimum after 10pm. When the property is booked on an exclusive basis, this policy is more flexible, however be sure to get full guidelines if you wish to use the property exclusively for an event. Respect for other guests and our neighbouring properties in relation to noise and behaviour is required at all times. Management reserves the right to ask any guests making excessive noise to leave without refund. Smoking is not permitted in the rooms at any time. Any residual odours or traces of smoking will incur an extra cleaning fee of $200

• Damage & Loss :
Management reserves the right to charge guests after departure for the following, but not restricted to, all damages and breakages, missing items, any extra cleaning or unpaid expenses. Any additional charges will automatically be charged to the credit card provided. A notice of intention to charge any additional costs will be emailed to the supplied address prior to the charge being applied.
