Comfortable and spacious 260sqm internal living area Rustic Retreat Esperance is perfect for the Large Family or combined Families. Booked as a Whole Property we cater for large groups of people sleeping 15 in private rooms with an extra 2 people that may be accommodated on the queen size sofa bed.
A minute’s walk to the picturesque Castletown Quays beach, views of the bay and fully self-contained. Open plan Kitchen providing self catering facilities with a breakfast bar and you don’t even have to do the dishes! The Dishwasher will do that job.
The Open Plan Dining Room offers seating for 8 with Gas heating and a light and bright Sunroom that adjoins the outside pergola/BBQ area. A spacious lounge area with a Flat screen TV/built in DVD, a mini stereo and a Pot Belly.
Five (5) seperate bedrooms offering a combination of single and double/queen beds with the Master Bedroom and three Dble rooms. All Linen and Towels are provided.
The Master Bedroom offers its own Flat screen TV with DVD player and an Ensuite with a Spa.
The House has 2 WC's and 2 bathrooms.
Have hours of Fun playing Air Hockey or flip for a game of Pool. The Games Room features a beautiful Rustic Jarrah Built in Bar and a secondary full size Fridge.
The laundry is fully equipped with a Washing Machine & Dryer, Ironing board and Iron.
Ample parking is provided with a Double driveway which can accommodate 4 cars plus a boat or caravan.

Termos e condições

1. DEFINITIONS
“Booking” means the period for which you have paid to stay at the Property.
“Property” means Rustic Retreat Esperance and all its fixtures, fittings and equipment.
“Management” means the owners and managers of the Property.
"Guests" means the persons who stay overnight in the Property during the Booking.
"Visitor" means a person a Guest permits to visit the Property during the Booking.

2. ACCEPTANCE & RESPONSIBILITY
• Payment of the Deposit constitutes acceptance of these Terms and Conditions.
3. CHECK IN/ OUT
• Check In - 2.00pm or 1400 Hours. Check Out – 10.00am

• Late departure is subject to prior arrangement and availability, extra charges will apply.
• You must notify Management of expected arrival time and a mobile contact number at least 1 day before arrival.
• A Security Lock Box is located at the Front Entry of the property.
• The 3 Digit Access code will be sent by Text message to your provided mobile on your date of check in.
Please ensure the Keys are returned to the secured Lock Box upon vacating and securing the Property. The number of people booked to occupy the property must NOT be exceeded. If there are more persons than the agreed/paid occupants, we have the right to terminate the contract of stay without any such refund. Departure will be immediate.
4. PAYMENT OPTION
• A deposit of 30% (minimum) must be received within 7 days after the Booking is taken by Management.
Bookings remain in a Pending state until this deposit is received.

• Payment in full must be received no later than 28 days prior to your arrival.
• Payments of the amount due must be received in Australian $ net of any bank or other transaction charges.
• Please ensure payments are made within the specified time limits or the Booking will be cancelled automatically without notice or liability to you.
• We accept payment by the following methods: Visa, MasterCard, direct deposit into our Pay Pal account being rusticretreatesp@gmail.com. Cash payments are not accepted.
• A credit card surcharge of 2% will be levied to cover transaction costs associated with credit card payments.
5. CANCELLATION OR VARIATION OPTION
• If you wish to vary or cancel your Booking, please contact us immediately by email rusticretreatesp@gmail.com
•31 days’ notice prior to your arrival date - Cancellation FEE 30% of the Total Booking Fee will apply.
Cancellations will NOT be accepted on day of arrival or within 30days of your check in - Guests will be liable for and agree to the charge of 100% of the full-agreed tariff of the total reserved stay under all circumstances
• A variation of the Booking which reduces the number of nights stay will be a treated as a cancellation of the Booking in respect of those nights, must be advised minimum of 31days prior to check in date.
• A variation of the Booking which reduces the number of guests will be treated as a cancellation of the Booking in respect of those guests, must be advised minimum of 31days prior to check in date. Extra guests booked will incur additional fee.
• We have a minimum nights stay policy of 2 nights. No refund will be made for a variation to the extent that it breaches our minimum nights stay policy.
6. SECURITY BOND
• A bond payment of $500.00 is required 24hrs prior to your check in date.
• A credit card authorisation must be provided to Management upon confirmation of your Booking • Any damage loss or expense incurred by Management as a result of your breach of these Terms & Conditions will be charged against the credit card. Examples include but are not limited to any breakage, damage or excess cleaning requirements, extra Guests or Visitors beyond those declared.
7. UNAVAILABILITY
• If the Property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) then Management will inform you immediately and endeavour to obtain suitable alternative accommodation for your occupancy; failing which any moneys paid will be refunded in full.
8. PARTIES & FUNCTIONS
• Parties and functions require prior approval at the time of Booking and special conditions will apply including extra charges, guests remain responsible for persons attending, no disturbance of neighbours, no undue noise, silence when entering and leaving the premises, no behaviour likely to cause damage to property or offence or embarrassment to others, all noise to cease by 11.30pm.
• Breach of this condition may result in immediate termination and eviction without refund and extra charges for security, cleaning, garbage removal, wear and tear, repairs etc.
9. LINEN AND TOWELS
• We supply linen, pillows, blankets and towels which must be left where supplied in the bedrooms or bath room on departure. Further linen may be hired through Management. Beach towels are not included.
10. PETS
A Pet bond is required of $150.00, which is refundable upon inspection being acceptable once guests have vacated the property on the day of Check Out. Guests are required to ensure the Pet area is clean and tidy, clear of any wastes/faeces. All Pets are strictly OUTSIDE – under NO circumstances are Pets to in the internal area of the house.

11. YOUR OTHER RESPONSIBILITIES
• You must comply with all applicable Rustic Retreat Esperance House Rules and all instructions from Management and the caretakers of the Property concerning occupancy, property, health, safety and quiet enjoyment of the Property and our neighbours.
• You are responsible for damage, breakages, theft and loss of the Property and any part of it during your stay. You must notify us of this immediately. Management may recover from you repair or replacement cost (at Management's discretion)
• Only the guests nominated and agreed in the Booking may stay in the Property over night. If any other guests stay extra charges may apply or the agreement may be terminated without refund.
• Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses.
• Before departure, all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided, and crockery and cutlery washed and packed away. The Property must be left in a clean and tidy condition.
• Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee which will be deducted from the security bond or charged to your credit card
• All furniture and furnishings must be left in the position they were in when you arrived
• The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to Management or as otherwise directed.
• You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys will be provided at an additional charge of $40.00 per key.
• Smoking is not permitted internal of the Property - Smoking is permitted strictly Outside ONLY.
12. PROBLEMS OR COMPLAINTS
• In the case of any problem or complaint, you must inform Management at the earliest opportunity so Management has the chance to rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours.
• Any complaint, which cannot be resolved locally, must be notified in writing to Management prior to departure from the Property.
• Failure to follow this procedure this may hinder the ability of Management to rectify the problem or complaint and reduce or extinguish any claim you may have. We recommend all guests purchase travel insurance since Management are not responsible for any injuries, illness or accidents that may occur whilst staying at our property.
