Terms & Conditions

Check in time is at 2pm. If the apartment is available and cleaned we can check you in before this time. Check out time is at 12:00 noon

To secure a booking at studio365 you are required to pay a deposit equal to 1 night’s rate

For special discounted promotions we reserve the right to ask for full amount in advance

Occupancy

1 bedroom Apartments
1 Bedroom apartments contain 1 Large king size double bed and sleeps 2 people. 2 extra single beds are available on request and charged at (500 baht/night/bed) and will increase the accommodation to 4 Adults. Baby Cots are also available subject to availability and is offered as a free service.
Maximum occupancy without extra bed: 2 persons (+ 1 child under 12 years old sharing parents bed)
Maximum occupancy with extra bed: 4 persons (+ 1 child under 12 years old sharing parents bed)

2 Bedroom Apartments
2 Bedroom apartments contain 1 Large King size bed and 2 twin single beds and will sleep 4 people in total. 2 extra single beds are available on request and charged at (500 baht/night) and will increase the accommodation to 6 Adults. Baby Cots are also available subject to availability and is offered as a free service.
Maximum occupancy without extra bed: 4 persons (+ 1 child under 12 years old sharing parents bed)
Maximum occupancy with extra bed: 6 persons (+ 1 child under 12 years old sharing parents bed)

Child policy – There will be no supplementary charge for child up to 12 years old sharing bed with parents’ max 1 free child per apartment. If an extra bed is required this will be charged at our standard extra bed charge (500 baht/night)

Cancellation policy

For booking cancellations the deposit amount will be forfeited at the following rate

Daily rate
In advance of your stay - Amount equal to one nights stay
During your stay - you will forfeit the full amount for your booking period

Special Promotion rate
In advance of your stay - you will forfeit the full amount for your booking period
During your stay - you will forfeit the full amount for your booking period

Credit card refunds

Please note that credit card refunds will be made in the form of a credit to your card account. The refunds process is dependent on your billing cycle with the credit card company. Once the refund instructions leave our office it can take anywhere from 15-45 working days for the proceeds to arrive in your account.

Credit card payments

Credit card payments at The Studi365 office are subject to a 3% service charge. Credit card payments of the deposit on-line are not subject to a service charge.

Airport pick ups
Airport pick ups or drop off are charged at the following rates:
•    500 Baht for up to 3 people
•    1000 for up to 8 people
Please note that there is an efficient taxi and limo service at the airport and the rate is under 150 baht per car. Available on arrival 24 hours per day
It is up to the customer to specify all flight arrival details accurately.
The first hour of waiting is free from the arrival time that is specified to us.
Additional waiting time will be charged at 500 baht per hour
We reserve the right to cancel the pick up service if the flight is delayed for 2 hours or more.
Failure to meet at the airport will be charged in full to your bill.

Damage & Loss of keys/key cards
Loss of key card or key will be charged at 800 baht
Damages will be paid for at the apartment manager’s discretion.

Extending of stay and early check out
Due to future bookings Studio99 can not guarantee extension of stay over and above the period of your booking however we will do our best to accommodate you if you wish to extend your stay.
Early check out before the end of your requested booking period will result in a forfeit of the full deposit amount and you will be responsible to pay for the remainder of your booking.

Utilities
All utility costs (electric and water) are included in the room cost
Wifi Internet: free

Payment terms
Daily rate - payment is required on check in for the whole duration of your stay at studio99. for extensions of stay payment will be required in advance at the time of your extension. A deposit equal to one nights stay is required to secure an advance booking
Credit card payments are subject to a 3% surcharge

Parking

Studio365 provides parking for motorbikes, Studio99 provides parking for cars, subject to availability

Pets
We are sorry that no pets are allowed

Further terms

The customer will agree to the following
To keep the interior of the apartment and its contents in good condition and not to make any redecoration, alteration of addition to the apartment
Not to dry or hang laundry on balconies at the front of the building (laundry racks are provided on back balconies)
To give the apartment manager/staff immediate notice of any faults or damage in the apartment and to assume responsibility towards all the repair expenses if the damage is caused by negligence of malutilization on the part of the customer or persons of his entourage.

Studio365 provides wifi Internet access as a free service. Although we will endeavour to provide a continuous uninterrupted service, no monetary compensation will be paid in any periods of downtime.

Payment Policy

For direct bookings we require a deposit equivalent to the amount of the first night's room rate. The balance can be paid on check in at Studio365

Cancellation at any time will result in a cancellation fee equivalent to the amount of the first night's room rate
