The philosophy behind the Villas of Byron is ‘luxury in privacy’. When our guests open the front door they enter an inner sanctum designed to engage the senses and nourish the soul. The One Bedroom Grand Villa is ideal for couples; a honeymoon; a special occasion or simply someone ready for indulgence.

The flow between private interior and exterior spaces embodies our idea of sanctuary. Floor to ceiling doors fold back to create a grand indoor-outdoor living space leading from polished marble floors to raked pebbles and palms, to our mineral plunge pool, waterfall and heated spa.

The Villa is generous in every way, from its lofty bamboo ceilings to its rich linen throws and sumptuous wool rugs. There are plenty of places to recline – plush couches, a daybed or a grand bedroom with king bed and soft furnishings. For lovers of cooking The Villa has a gourmet kitchen with everything on hand.

The Villa’s multimedia includes a preloaded iPod, sound system and flat screen TV. Or, if you prefer to go off-grid, simply soak up the stars and restorative minerals from the luxury of the private plunge pool and heated spa.

Set within its own landscaped tropical gardens, our spacious Two Bedroom Villa evokes an atmosphere of refined relaxation and intimacy.

Richly appointed rooms with textured furnishings, soft linens and attention to every detail of the accommodation experience elevate the Villas to a different realm of holiday.

The generous floor plan features one king bedroom, heavenly ensuite bathroom with a bath. The second bedroom with queen bed and ensuite is discretely positioned at the far end of the Villa and appointed with the same plush linens and furnishings.

A gourmet kitchen and open plan living and dining room look out onto the private entertaining area and garden with heated mosaic plunge pool and heated spa. More intimate than the Grand Villas, but offering the same signature luxury accommodation experience, The Two Bedroom Villa is an exotic sanctuary created for small families or couples, a holiday in itself.

Terms & Conditions

PAYMENT: 50% payment is required to reserve your dates with a further 50% payable 60 days prior to your arrival. Your reservation will be confirmed with payment.

CANCELLATION TERMS: Deposit refundable with 60 days notice, no refund within 60 days.

CHECK-IN & CHECK OUT: Check-in 2pm and check-out 10am.
No weddings, parties, schoolies or events are to be held. Only guests on the booking

SECURITY BOND:
A $1000 security bond is held as a credit card pre-authorisation (Visa or MasterCard), is processed the week prior to arrival and is released less damages within 14 days of your stay

RESERVATIONS: Reservations are for pre-agreed named guests only. No weddings, parties, schoolies or events:
No disturbance to neighbours: Byron Beach Abodes and The Villas of Byron are intended for quiet family enjoyment with no noise or disturbance to neighbours as these are located in residential neighbourhoods.

PETS: Sorry no pets

SMOKING: No smoking inside

Payment Policy

DEPOSIT

50% of the total booking value is required as a deposit to secure and confirm your booking and must be payable at the time of booking.
Payment of this ‘deposit’ indicates acceptance of the booking Terms & Conditions.

FINAL PAYMENT
The balance of payment is due no less than 60 days prior to the arrival/check in date (or as indicated in your booking details).
For bookings made inside 60 days prior to arrival/check-in, full payment is required at time of booking.
Monies can be paid via credit card only.
If the ‘deposit’ or final payment is not received by the due date, management reserves the right to cancel the booking and will result in the loss of all monies paid.

SECURITY BOND
A security deposit of $1000 will be charged as a pre-authorisation will be taken 48 hours prior to your stay. This will be shown in the breakdown of costs on your final invoice.

If there are no breakages, loss or excessive cleaning the security deposit will be released in full 3-5 days after departure based on the condition of the property at the time of departure.

Security bond may be used to cover incidental items such as (but not limited to) any breakages, damage or losses incurred during your stay and cleaning charges in excess of the normal level of cleaning up to the amount of $5000.
Should the guest/occupant incur a claim on the security bond, management will conduct a courtesy call or emailed notification of the claim and will further deduct the claim from the initial security bond.
If the claim is not at fault to the registered guest/occupant, it is the registered guest/occupant’s responsibility to retrieve funds from other parties involved.

If no damage has occurred or no extra cleaning is required, the security bond will be released from the credit card within 3-5 business days of departure.
Security bonds cannot be in any circumstances released on the day of departure and are not available to be returned in cash. We only accept credit cards for security bonds.

PAYMENT OPTIONS
Payments are accepted by credit cards, Visa or Mastercard or AMEX or Direct Bank Transfer on request.
All payments are only accepted in AUS dollars. A credit card service fee and all service and administrative fee will apply which is non-refundable.

Rates quoted are in Australian dollars and valid for 48 hours.
