Terms & Conditions

BOOKING, CHECK-IN and CHECK-OUT
- The booking includes exclusive use of the property, continental breakfast items, free Wi-Fi & free onsite parking.
- Check-in time is FROM 2pm onwards on the first date of your booking.
- Check-out time is BY 11am on the last date of your booking.
- The standard nightly booking rate is for a maximum of 2 guests per night only.
- Additional guests must be registered and paid for per person, per night.
- The standard minimum booking is for 2 nights’ accommodation.
- You must remove all of your belongings upon vacation of the property.
- The property has a strictly NO pets policy.

ACCOMMODATION & ITS USAGE
- The property is booked to be used for accommodation purposes only.
- Parties, functions and events are not permitted at the property.
- The property is to be utilised and left in the same condition as it was found upon arrival, except for the used bed linen and bathroom towels etc.
- The hot water service has a limited hot water capacity, so guests will need to be mindful of this, if there are more than 2 guests.
- An allocation of firewood will be provided in the wood box adjacent the combustion heater, from 1 May to 1 October.
- The top of the wood heater is NOT to be used for cooking purposes.
- Confetti, glitter products or flower petals are NOT to be used or thrown inside or outside of the property.
- There is a variety of cooking appliances in the kitchen, so please use them as you need, but ensure they are cleaned and put away.
- There are extra throw rugs & electric warming blankets in each bedroom for your use. These are to be returned to their respective bedrooms please.
- Please ensure that the volume of music &/or movies played, is at a noise level, so as not to interrupt or disturb our neighbours.
- Used towels can be placed in the laundry basket in the main bathroom upon departure.

HOUSEKEEPING
- The housekeeping/laundering fee covers the professional cleaning & laundering services that are engaged to keep the property clean.
- It does not include the washing and drying of guest used dishes, the cleaning of the inside oven or outside barbecue or outdoor dining setting.
- Please ensure the dishwasher is cleared & oven &/or barbecue are clean if used, prior to leaving the property.
- Please ensure the large bin in the kitchen & the small bin in the upstairs bathroom are cleared into the rubbish bins in the carport.
- Please ensure the smokers’ tray next to the back door patio setting or the chiminea in the pergola area are emptied if used.

SAFETY
- The wood combustion heater gets very hot when working, so please ensure you are safe AT ALL TIMES, using the utensils & gloves provided.
- The white button for the cooking appliances is located on the splashback behind the cooktop & needs to be switched off, if not in use.
- The cooktop remains hot after being switched off, so please be careful, as the cooktop does return to its darker colour, not red, after use.
- The property is a non-smoking premises inside at all times. There is a smokers’ tray located next to the back door patio setting, for you to use for butt disposal. Butts are not to be disposed of outside or on the grounds. Discard appropriately please.
- Real candles are not permitted to be used inside the property for safety reasons.
- The spa bath in the main bathroom is for adults only OR children who are under adult supervision ONLY & AT ALL TIMES. This rule is NOT negotiable.
- Ensure that ALL vehicles are parked INSIDE the black gates of the property & please do not block the neighbour's driveway access.
- Ensure the gas bottle to the gas barbecue in the pergola is switched off immediately after use.
- Dispose of all glass bottles in the yellow recycling rubbish bin. All plastic bottles can be stored in the wooden crate in the carport.
- Please ensure that all electrical items are switched off before leaving the property ie. electric heaters, electric throw rugs, dishwasher, cooktop/oven, bedroom oil heaters & ceiling fans, all lights.
- Please ensure all external doors are closed and locked and that the front gates are closed over.
- No liability is accepted for any injury, debt, damage, loss, delay, expense or inconvenience caused directly or indirectly by events beyond the Owner's/Management's control.

SECURITY
- The guest property is the responsibility of the guests while on or near the premises.
- No liability is accepted for any injury, debt, damage, loss, delay, expense or inconvenience caused directly or indirectly by events beyond the Owner's/Management's control.

REPAIRS and DAMAGES
- In the event of something not working, breaking, being lost or other damage, please advise the Owners/Management as soon as possible during your stay, so that we can undertake any maintenance/replacement as soon as reasonable.
- We cover minor breakages as normal wear and tear, however any major damage, loss that necessitates repair/replacement or additional cleaning, may incur additional costs and you agree to cover these costs.
- The Owners/Management reserve the right to access the property at any time to maintain the gardens, fixtures, appliances and all other equipment as deemed necessary.
- You are responsible for the safekeeping and replacement of accommodation keys.

EMERGENCIES
- If a medical emergency occurs during your stay immediately contact '000' and follow the instructions from the Operator. The Owners/Management should be made aware of the situation as soon as is reasonable.

Payment Policy

DEPOSIT & PAYMENT POLICY
- A deposit for the booking is not required.
- Full payment of the booking is required at least 5-7 days prior to checking in.
- A 1.75% surcharge will apply to all Visa, Mastercard & Amex credit card payments.

Cancellation Policy

- 100% refund is available up until 24 hours prior to the booked check-in date.
- Cancelling within 24 hours of check-in will be charged the 1st night booking cost.
- No show bookings will be charged the full price.
- Shortened bookings will be refunded at the discretion of the host/owner.
