WARROORA (pronounced Warra) is a family-run cattle station with a unique outback coastal experience. Ideally situated 1 hour south of Coral Bay, 23km from the highway. Guests can choose from luxury Ocean front villa, self-contained Cottages and renovated Stockman’s rooms. The campground, located 1500 m from the beach, offers large unpowered sites with their own fire pit, toilet & shower facilities and a camp kitchen (pet welcome).

The Homestead is accessible with 2WD, but a 4WD vehicle is required to access the beach. This is the perfect location to access the NINGALOO MARINE PARK and discover our 50 km of pristine coastline. Ningaloo Reef is a popular destination for recreational fishing. Activities also include snorkelling, surfing, whale watching, birdwatching and wilderness walking. Stay as long as you want to experience the authentic soul of the outback.

At the newly renovated Stockman's Rooms we now offer 7 comfortable rooms with 1 double or 2 single beds. The rooms are freshly refurbished with new beds, linen, bedside table and benches (linen and towels provided). The rooms lead onto a new stylish kitchen with veranda's overlooking the Homestead complex with a dining area.

The communal dining room and self-contained kitchen with all amenities needed to prepare food include gas cooktop, fridges and freezer, a barbecue area, and a fire pit, making this space very relaxing. Shared basic bathrooms (4 toilets and showers) are located at the back of the complex. This includes laundry facilities.

The Stockman's Rooms are ideally located only 1km away from the Ningaloo Reef with private beach access (4WD required). This is perfect for friends or family to enjoy time together and reconnect with Mother Nature. Book the whole place out for up to 14 people.

Charlie's Book

Charlie's is self-contained accommodation with a kitchen, small living room and 2 bedrooms (1 double bed and 2 single beds). The fully equipped kitchen has been renovated recently.
Shared toilet and shower in walking distance. This is a basic accommodation but ideal for people who don't want to camp but still want to enjoy what Warroora station has to offer. Chalie's is situation 1.5km from the beach.

The nature-based campground located 1500 m from the beach has large unpowered sites, with their own fire pit. There are a basic camp kitchen and a shower & toilet facilities. Please note that there is NO power at the homestead campground. The area is spacious, with lots of wildlife running around, including kangaroos and cattle. Big rigs are welcome. We are pet friendly; pets need to be well-behaved, kept on a leash, and cleaned up afterwards.

• Children from 5 to 16 years old
• Infant under five years old are FREE OF CHARGE
• Please bring DRINKING WATER - NON-POTABLE bore water is available at the Homestead (for cooking or domestic use only).
• Wood can be purchased from our office (please do not collect on Warroora) if you intend on having a campfire. Please CHECK FIRE CONDITIONS before lighting a fire.
• The use of generators is allowed between 8 am to 6 pm.
• Don’t litter. Please use rubbish bins provided around the campground.
• NO motorbikes and quad bikes are allowed on the property

Warroora is a cattle station located 1 HOUR SOUTH OF CORAL BAY, 23 km’s off the highway, with a unique campground ideally placed to explore the magnificent Ningaloo reef. The Homestead is accessible with 2WD, but 4WD VEHICLE IS REQUIRED TO ACCESS THE BEACH.

PLEASE NOTE THAT THESE ARE NOT THE BEACH CAMPSITES MANAGED BY NATIONAL PARKS.

Terms & Conditions

CHECK-IN AND CHECK-OUT
1. Standard check-in is 2 pm for accommodation and campsites bookings, and standard checkout is 10 am.
2. Warroora Station’s OFFICE HOURS ARE FROM 8 AM TO 5 PM, LATEST CHECK-IN is 5:00 PM. We DO NOT recommend driving on the station road at night time due to hazardous livestock on the road!

TERMS & CONDITIONS
These terms and conditions apply to all bookings made through Warroora Station. Placing a booking with WS constitutes acceptance of these terms and conditions. You agree to comply with all applicable laws and with the regulations
1. You agree to ensure that all occupants treat the Property and all fittings with reasonable care and you agree to pay for any damage caused by misuse, neglect or abuse during your occupancy.
2. You agree to ensure that all occupants act in a manner that does not cause any nuisance or disturbance to nearby occupiers. We have a strict 10 pm no noise curfew.
3. You agree to comply with all applicable laws and with the regulations.
4. You agree to not exceed the maximum number of occupants specified in the Booking Agreement.
5. Please do understand that rural properties have wild dog eradication programs in place. Pets are permitted on leads but you agree that they are not allowed to enter Warroora accommodation (allowed in enclosed veranda only) or cleaning fees will apply $150.00.
6. We suggest you obtain appropriate travel insurance to protect you from unforeseen circumstances during your stay and your journey. (e.g. road and weather conditions, accidents and injury).

CLEANING FEES
1. Camp Site – please ensure all rubbish has been put in the bin provided and your area is left as you found it and those kitchen facilities are left in a clean and tidy manner. Please do not leave food scraps or rubbish in communal fire pits.
2. You agree to vacate the Property in a reasonably clean condition. You AGREE TO PAY A CLEANING FEE OF $150 if the room/kitchen or BBQ has been not been left in clean condition ( this includes dishes not being washed and put away, fridges not being cleaned out, oven and microwave left dirty and more than normal dirt being left on the floors or walls). The AUD150 bond will only be withheld in cases of damage, theft or extra cleaning.
3. Pets are permitted on leads but you agree that they are NOT ALLOWED TO ENTER THE ACCOMMODATION or cleaning fees will apply $150.00.

GENERAL DAMAGES, BREAKAGES, BREACHES OF TERMS AND CONDITIONS
1. The facilities we manage are for residential short-stay accommodation only.
2. Functions and/or parties will be charged a venue hire, bookings made at managements discretion.
3. All damages, breakages or losses to property, furniture and furnishings are to be reported to the management by the guest immediately.
4. Should you discover a fault, breakage or maintenance/safety issue when you arrive, please advise our office or we will consider those the responsibility of the current guest and charge accordingly.
5. Guests and invitees are expected to behave in a manner that is conducive to the safety, comfort and convenience of other guests within the resort.
6. If the property has been damaged (whether such damage is willful or not) and/or left in an excessively dirty or untidy state, it will be at the discretion of management to charge guests for damage.
7. To cover such costs, management may enter a DEBIT ON THE CREDIT CARD OF THE GUESTS and the guest hereby authorizes management to do so.
8. 8. This also applies to any theft of linen (towels, sheets, etc) appliances, or anything provided to guests by Warroora Station.
9. 9. Any legal conflict, which may arise, shall be resolved in the legal jurisdiction of Western Australia.

LIABILITY
You are solely responsible for your belongings and We are under no obligation to replace or compensate, nor shall We be liable for any loss or damage suffered as a result of Your property being lost, stolen or damaged.
To the maximum extent permitted by law, We will not be held responsible or liable in for any accident, direct or indirect loss including but not limited to loss suffered to property or person, damage, fatality, injury, psychological injury, inconvenience, loss of enjoyment, disappointment or health-related issue whatsoever during your stay at WS. You agree to fully and finally release and discharge from any liability, claim, action, right or entitlement whatsoever You have against us whether known or unknown, whether accrued, contingent or inchoate arising out of, concerning or relating to your stay.

Cancellation Policy

CANCELLATIONS POLICY
CAMPING
1. If we receive your email 14 days or more before your arrival date we will refund your payment less NON-REFUNDABLE 20% cancellation fees.
2. If we receive your email after this time, NO refund will be made.
3. No refund - we are not be held responsible for external environmental conditions outside our control such as bad weather such as wind, rain, road closure, cyclone, etc.

CANCELLATIONS ACCOMMODATION
1. Cancellation of your booking 14-days’ or more prior to your arrival will incur a NON-REFUNDABLE 20% CANCELLATION FEE. If you choose to rebook for a date in the future, the Booking Deposit fee will be waived.
2. Cancellation of your booking less than 14 days before your arrival date will forfeit 50% of your payment.
3. No-shows and cancellations made 72 hours (3 days) prior to check-in will be subject to a 100 per cent cancellation fee.
4. If you arrive at Warroora after your scheduled check-in date, you will not receive any partial refund for the nights you did not stay. Likewise, if you leave early, Warroora will not provide any reimbursement for the unused portion of your reservation.
5. If guests are dissatisfied with any aspect of their accommodation after arrival and decide to terminate their stay, the amount to be refunded (if any) is at the discretion of the management.
6. No refund - we are not be held responsible for external environmental conditions outside our control such as bad weather such as wind, rain, road closure, cyclone, etc.
